The demonstration below follows a 24-acre property to show how GISLens turns scattered information into mapped findings and a clear screening report—showing where conditions occur, how they interact, and what may deserve closer investigation before a larger property decision is made.
First lens: What does the property look like in context?
Before individual constraints are tested, GIS establishes the parcel's spatial setting — its boundary, nearby roads, surrounding development, infrastructure, and relationship to adjacent land. That context can reveal questions that are easy to miss when property information is reviewed one source at a time.
What Questions Did This Property Raise?
The first map establishes the property in context. The remaining screening looks deeper at the questions that emerged — and how the answers begin to change when the conditions are viewed together.
Second lens: What do the parcel's shape and scale tell us?
A closer look at the mapped boundary, dimensions, and proportions helps reveal how the property is configured — and where access, layout, or other site questions may deserve closer investigation.
Third lens: Where do water-related conditions begin to shape the property?
Mapping wetlands, streams, and screening buffers shows where water-related conditions intersect the parcel, how they relate to the surrounding site, and where environmental or regulatory follow-up may deserve greater attention.
Fourth lens: Where could steep terrain complicate development?
Slope analysis shows where steeper ground occurs across the parcel and helps focus attention on areas that may warrant closer review for access, grading, construction, erosion control, or site design.
Seventh lens: How is the property zoned today?
Current zoning adds the regulatory setting to the physical picture, showing how the parcel is classified, which jurisdiction applies, and how its zoning relates to the surrounding area.
Eighth lens: How is the area planned to change over time?
Future land-use and planning layers add a longer-term perspective, showing how the parcel relates to surrounding growth, conservation, activity centers, and jurisdictional planning context without treating those designations as current zoning or development approval.
Fifth lens: What do the mapped soils suggest for the way the property may be used?
Published USDA Natural Resources Conservation Service interpretations can show how mapped soils may present different limitations for different uses, helping identify where site-specific soil, septic, engineering, or other follow-up may deserve closer attention.
Sixth lens: What becomes clear when the constraints are viewed together?
Combining selected mapped constraints reveals where conditions overlap, where portions of the parcel appear relatively less constrained, and where the combined spatial picture suggests further investigation should be focused.
