What should you investigate before moving forward?

Whether you’re buying, building, investing in or conserving land, GISLens helps you identify property questions worth investigating. Your free preliminary report includes a property overview, screening recommendations and a proposed scope and price for a detailed report. There is no obligation to purchase a detailed report.

We review available federal, state and local maps and public records. Property-specific clues—such as a conservation designation, stream or unusual restriction—guide further research into related concerns. Any questions you choose to share help us focus the review.

A broad review of the property

Our master list covers 36 topics, including two supporting exhibits, across these areas:

Planning, zoning and property restrictions
Access, utilities and infrastructure
Water, wetlands, drainage and flooding
Soils, slopes and ground conditions

Surrounding uses, environmental history and other hazards

We consider each topic’s relevance using the available property information and any questions you provide. If you do not have a specific question, we start with a general review. Local conditions may reveal additional topics.

What your free report includes

The property at a glance

An aerial overview with the mapped parcel boundary and approximate dimensions, where usable imagery and boundary data are available.

A reason for every topic decision

An appendix explains which topics are recommended or optional, which are not proposed based on the information available, which need confirmation and which are supporting exhibits.

A proposed scope and price

An estimate for the recommended detailed report, optional additions and their cost, plus information gaps that could affect the proposed scope. You approve the scope and price before any paid work begins.

Unresolved questions stay visible. Missing information is flagged, with an explanation of what could change a recommendation. If a recommendation depends on an intended use you have not provided, we identify that uncertainty.

If you choose a detailed report: each selected topic becomes an exhibit with maps, evidence and clear findings. The report also identifies appropriate fieldwork, specialist or agency follow-up. Other topics can be added by request.

This preliminary review recommends what to investigate; it does not complete every analysis or identify every site condition. It does not establish development approval or replace a survey, field investigation or professional design.
