The free review provides an initial property overview, screening recommendations and a proposed report price. Detailed analysis of selected topics takes place in the paid report, where each selected topic produces a complete exhibit combining relevant maps, evidence and an explanation of the findings.

An initial overview identifying the property, mapped boundary, surroundings and approximate dimensions where supported by available data. Included in the preliminary review and carried into the detailed report.

Combined Constraints Overview
Included in the detailed report when meaningful, this brings supported findings from selected topics together to show how they relate spatially. Remaining areas are not automatically classified as buildable.
How We Recommend Topics
Your preliminary report includes a Screening Topics Considered appendix explaining what each topic examines, its status and the property-specific reason for that decision.
- Recommended
- A relevant question or available evidence supports a closer GIS analysis. These topics form the proposed detailed-report scope.
- Optional
- The topic could add useful insight depending on your priorities. The proposal explains its value and any additional cost if selected.
- Not required for your stated plans
- A separate exhibit is not currently justified by the property, intended use and available evidence. The report explains why and identifies circumstances that could change that decision.
- Deferred / needs confirmation
- Missing or conflicting information prevents a reliable scope decision. The report identifies the uncertainty; unavailable data is not treated as evidence that a topic is unnecessary.
- Included supporting exhibit
- Parcel context or a meaningful combined overview supports the report without adding a selected-topic charge.
Local findings can expand the review beyond this list. Additional topics can also be requested. The detailed report identifies appropriate fieldwork, specialist or agency follow-up based on its findings.
