  • Parcel & Site Context Shows the parcel boundary, mapped acreage, roads, aerial imagery, and surrounding site context.
  • Road Frontage & Access Examines road proximity, mapped frontage, and potential access relationships requiring further verification.
  • Wetlands, Streams & Water-Resource Buffers Shows mapped wetlands, streams, and relevant analytical or available mapped buffer areas.
  • FEMA Flood-Hazard Screening Checks the parcel against available FEMA flood-hazard mapping and documents the result.
  • Terrain & Slope Analysis Maps terrain and identifies flatter, moderate, and steeper portions of the property.
  • Soils Screening Maps available published soil information and interpretations relevant to preliminary site review.
  • Wildlife & Habitat Screening Checks available wildlife, critical-habitat, and other protected-resource mapping relevant to the property.
  • Current Zoning Shows the parcel's mapped current zoning classification and surrounding zoning context.
  • Future Land Use / Planning Shows adopted planning designations, jurisdictional context, and nearby future growth or activity areas.
  • Combined Property Constraints Combines selected mapped constraints into one view to show where multiple conditions overlap.
  • Relatively Less-Constrained Areas Highlights portions of the parcel outside the selected mapped constraint footprint.
  • Proximity & Buffer Analysis Measures distance to selected features and maps defined proximity or buffer areas.
  • Comparative Site Analysis Compares two or more properties using consistent GIS screening criteria.

No-Finding Results: A screening that identifies no mapped constraint still requires the full analysis to be completed. When no relevant mapped condition is identified, GISLens provides a no-finding exhibit showing what was evaluated, the result of the analysis, and a short explanation of what that result means. These results can be especially useful because they document that a potential constraint was reviewed and was not identified in the mapped data.

Package Pricing: Screening packages provide discounted pricing compared with ordering the same number of exhibits individually. A professionally formatted written report may be added to either screening package at the price shown above.

Standard Pricing: The prices shown apply to one property, readily available public GIS data, and a standard level of analysis. Multiple parcels, specialized or difficult-to-obtain datasets, unusually complex analysis, or work outside the listed scope may require a separate quote.

Screening-Level Analysis: GISLens provides desktop screening and decision-support analysis. Results do not determine legal buildability and do not replace surveys, engineering, environmental delineation, permitting, legal review, or other professional or regulatory review.

Project Scope: Scope and deliverables are confirmed before work begins. Any work outside the standard package scope will be discussed and priced separately before proceeding.
